Our in-house design team works closely with our construction professionals throughout the entire process, ensuring that the original vision carries seamlessly from concept to completion. When a project calls for additional expertise, we also collaborate with trusted landscape architects and other design professionals to bring the right knowledge and perspective to the project.

Our Process

1. Consultation & Discovery

Every successful project starts with a conversation. During an on-site consultation, a member of the Deming Property Solutions team will meet with you to walk the property, learn more about your vision, and discuss how you would like your outdoor space to look, feel, and function.

Together, we'll explore your priorities, identify opportunities and challenges within the property, and discuss the overall scope of the project. We'll also review relevant examples of our work and talk through ideas that can help shape the direction of your design.

This initial meeting gives us an opportunity to establish clear expectations for the project, including your goals, budget, design process, and anticipated timeline. From there, we can begin developing a thoughtful plan tailored specifically to your property and the way you want to use it.

2. Site Analysis & Planning

Depending on the scope and complexity of the project, the next step may include a more detailed analysis and documentation of the existing property. This provides the information needed to develop a design that responds appropriately to the site.

Our team evaluates the existing conditions that may influence the design, including architecture and landscape features, topography, drainage, views, access, sun exposure, and other environmental considerations. For some projects, a straightforward site review and field measurements may provide everything needed to move forward. More complex projects may require detailed measurements, digital site documentation, or additional survey information.

When needed, we can incorporate information provided by architects, engineers, builders, surveyors, and other project professionals. We can also identify zoning requirements, easements, permitting considerations, or other regulations that could affect the proposed work.

Our approach is tailored to each project—gathering the level of information necessary to make sound design decisions without adding unnecessary steps to the process.

3. Design Concepts & Development

With a clear understanding of your goals and the property, we begin turning ideas into a design direction. Our team explores the layout, materials, features, and overall character of the space while keeping your priorities, budget, and project scope at the forefront.

The level of design development is tailored to the needs of each project. For a straightforward project, a simple concept sketch may be all that is needed to communicate the vision and move confidently into construction. Larger or more complex projects may call for detailed plans, digital drawings, rendered concepts, material selections, or other visual tools to help you fully understand the proposed design.

As the design takes shape, we work with you to refine the details, discuss material options, and consider alternatives that may affect the look, function, or investment of the project. Preliminary pricing can also be developed as appropriate, allowing design decisions and budget considerations to evolve together.

The goal is not to make the design process more complicated than it needs to be—it's to provide the right level of planning and visualization to create a clear path forward.

4. Refining Vision

Once the overall design direction has been established, we refine the concept and work through the details needed to bring the project to life. This may include finalizing layouts, dimensions, materials, plant selections, elevations, construction details, and other elements necessary to clearly communicate the design.

As with every stage of our process, the level of detail is based on the needs of the project. Some projects may only require a refined concept and material selections, while more complex landscapes may benefit from detailed plans, renderings, planting plans, or construction documentation.

During this phase, we also work to align the final design with the anticipated project investment, making adjustments where appropriate and confirming the materials and features that will define the finished space.

5. Bringing the Vision to Life

With the plan in place, it's time to bring the vision to life. The Deming Property Solutions team carries the project from design into construction, providing continuity from the ideas discussed early in the process through the work taking place on your property.

Depending on the scope of the project, construction may include hardscape installation, grading and drainage, planting and horticultural services, and other landscape improvements. When specialized trades or expertise are needed, we work alongside trusted subcontractors and other professionals to coordinate the details and keep the project moving forward.

Because we remain closely involved throughout the process, we're able to respond to conditions and opportunities that arise during construction while staying true to the overall vision. From the first stages of installation through the finishing touches, our focus is on creating a well-crafted outdoor space that looks great, functions well, and feels like a natural extension of your property.
